Loveland Housing Market Heats Up in May



The Loveland housing market continued its strong spring momentum in May, with home sales reaching their highest monthly total of the year and buyers moving quickly to secure available properties.


A total of 38 homes were sold within the Loveland City School District during May, marking the strongest month for sales activity so far in 2026. The median sale price rose to $616,772, reflecting continued appreciation in local home values and sustained demand across the market.


Homes also sold significantly faster than they did the previous month. The average time on market dropped to just 18 days in May, compared to 32 days in April. The quicker pace highlights the competitive environment facing buyers, particularly for homes that are well-priced and move-in ready.


Several properties attracted multiple offers and sold above their asking prices. One home sold for an impressive 122 percent of its list price, underscoring the strong competition that remains present in many segments of the market.


The diversity of Loveland's housing inventory was also evident throughout the month. Sale prices ranged from $206,000 to more than $1.68 million, providing options for a wide variety of buyers. The luxury market remained especially active, with multiple homes selling for more than $1 million.


Looking at the broader 45140 zip code, 72 homes closed during May, signaling a healthy and active real estate market throughout the area.


Overall, May's numbers point to a market that remains highly competitive. Rising home prices, increased sales volume, and faster selling times suggest that buyer demand continues to outpace available inventory. As the summer season begins, both buyers and sellers can expect market conditions to remain favorable for well-positioned properties.
